About Flood Insurance

Sadly most of the home insurance does not cover damages cause by flood and only a flood insurance can cover for flood related losses.

There are two basic insurance policies that deal with a homeowner's damage due to water -- a flood insurance policy and a homeowner's insurance policy. Losses not covered by one of these policies may be covered by the another policy. Knowing the losses to which your home could be exposed will help you decide whether to buy one or both of these insurance coverages.

While insurance policies may differ in the coverages provided, often there are basic features common to all policies. The homeowner should ask his or her insurance professional about the specifics of one's specific insurance policy. In the meantime, the following general information is based on standard insurance policies.

Examples of flood damage may include:

A nearby river overflows its banks and washes into you home.
Surface water caused by a heavy rain seeps into your basement because the soil can't absorb the water quickly enough.
A heavy rain or flash flood causes the hill behind your house to collapse into a mud slide that oozes into your home.
Flood damage to your home can be insured only with a flood insurance policy -- no other insurance will cover flood damage. Flood insurance is available through your insurance professional. To determine if your home is located in a flood plain, contact your county planning office. If you are living in a flood plain, flood insurance may be an excellent purchase.


HOMEOWNERS INSURANCE

A homeowners insurance policy does not provide coverage for flood damage, but it does provide coverage for many types of water damage to your home. Just the opposite from flood damage, for insurance purposes, water damage is considered to occur when water damages your home before the water comes in contact with the ground. A few examples of water damage may include:

A hailstorm smashes your window, permitting hail and rain free access to your home.
A heavy rain soaks through the roof, allowing water to drip through your attic or ceiling.
A broken water pipe spews water in your home.

Even if your homeowners insurance policy doesn't cover the water or flood damage you've experienced, losses from theft, fire or explosion resulting from that damage are covered. For example, if a nearby creek overflows and floods your home, and looters steal some of your possessions after you've evacuated the house, the theft would be covered by your homeowners insurance. However, the flood damage would be covered only if you have flood insurance.

Flood insurance and homeowners insurance do not duplicate coverage for water damage. Instead, they complement each other. It is up to you to talk to your insurance professional about flood insurance and homeowners insurance and then decide which insurance coverage you need to protect your home, its contents and your family.

The Truth About Condo Fees

The term condo association fee is also sometimes refereed to as the 'condo maintainance fee. These are the monthly fees or charges associated with living in a high-rise.

Common condo association fee charges are often used to maintain common areas and is used for typical expenses associated with the upkeep of community amenities as well as administrative cost. Cost can either include landscaping, repairing parking lots, keeping hallways or stairwells clean and well lit, paying for printing and mailing of condo association rules and other correspondents.

Condo association fees may also be used to pay wages or salaries for those employed by the condo association. Property taxes, legal fees, the association liability insurance, and in some cases certain utilities such as water, sewer, and trash removal are included in its scope. Security personnel or equipment may be included as well.

In a broader sense, condo association fees are determined by taking the total operating budget of the condominium, adding in a factor to fund any reserves that the association directors and owners believe they should be funding and dividing that amount by the ownership interest in the common elements of each unit. That annual sum is then usually collected in monthly payments, although some projects bill in quarterly or annual payments to minimize accounting effort.

Take note that no part of the fee is profit for the association. Condo association are non-profit corporations set up to administer the building on behalf of the owners.

In addition, it is important that you know exactly what is expected of the staff. It is always a smart idea to know exactly what your rights are but this should also include knowing your limitations.

Styling Your Living Room

The main part of the house is always the living room. It is the busiest place in the house where you receive guest and have a fun family bonding time. It is always best to keep this part of the home most attractive yet functional. Here are some decorating tips to funk up this space.



• Choose the focal point of the room. It’s a piece of furniture that your eye is drawn to when you enter room. It can be a TV set, a picture window, a painting or even a fireplace (if you’re somewhere cold).




• Position the largest furniture piece (probably a sofa) opposite the focal point, approximately 10 feet away. It can be placed in the middle of the room.



• If you have an area rug, place it under the front edge of the sofa. There should be space between the rug and the focal point.



• Place the center table in front of the sofa.



• Put other furniture pieces on either side of the sofa to form a U-shape. The coffee table should still be within reach. Try to balance both sides of the U. If you have a low and club chair, put the loveseat (or two-seater) on one side and the club chair on the other. If you have two chairs, put one on either side. (Note: If you have two large pieces that are similar in size, put them on either side of the U, and the small chair at the end of the U.)


• Position end tables near the furniture that they fit best. Don’t put all of them on one side of the U.


• If you have other furniture pieces, it’s best to move them out of the room or place them in empty spaces. The key here is balance. You can put a chair and a table in one corner, a table at the back of the sofa, or a book case on the wall opposite the fireplace.


• Arrange home accessories to complement the furniture. Don’t just stick them on walls. If you have a console table, put a picture frame on the mantle together with some accessories. Leave the wall space on either side of the focal point empty.

• Lastly, make sure you have a comfortable, cozy conversation area."

What Happens After Approval Of Housing Loan

You will get a notice from the loan agency that states the following:

We are pleased to inform you that your Pag-IBIG housing loan application in the amount the loan amount applied for the purchase of condominium unit has been approved and taken out.

The loan term will be for 30 years. Your loan will be subject for repricing once every three years at rated based on prevailing market rates at point of repricing with a cap of two percent (2%) increase from the original interest rate.

In the event you fail to pay the monthly installment payment on due date, you will be charged penalty equivalent to one over twenty 1/20 of one percent (1%) of the amount due for every day of delay or 18 percent per anum.

Loan Approved

Finally got the housing loan approval notice from our government housing loan provider PAG-IBIG Fund. I feel relieved and happy because it means I have a good credit score and credentials.

The first monthly amortization will be deducted from the take-out pay and I need to pay my amortization on time or else suffer a .01 interest a day.

I was told by my developer that we can move in as soon as we are ready. But I don't think we will be moving in soon as the condo is bare and not ready for occupancy. I will have to talk about the electricity, water, plumbing, garbage disposal, security, and will have to find someone to do the interiors. So probably it will take us a couple of months before we actually move.

I also need to start sorting out the things I will take with me from the old house. I don't think I will be taking lots since we plan on buying new stuff for the new place.

How To Secure A Housing Loan From Pag-IBIG Fund

You went around checking potential properties and you learned from the developer of the property you want to purchase that you can avail a Pag-IBIG Housing Loan that is payable in 30 years time.

What are necessary requirements?
  • You should attend a housing loan counseling/seminar at Pag-IBIG main office in the Atrium, Makati City before anything else so you will know all your rights and responsibilities regarding the loan. The seminars are held everyday but for those who will buy a property from a developer the time of counseling is 3PM, the rest can attend the 8AM to 1PM with 12NN as break time. Seminar is about 2 hours.
  • Make sure you have at least 24 months of contribution at Pag-IBIG to qualify for a loan.
  • If you have been an inactive member of Pag-IBIG for more than a year you can re-activate it by paying at least three months of contribution to any Pag-IBIG branch near you.
  • For employed borrowers you should secure:
  1. An employment certificate
  2. At least one months payslip.
  3. Income Tax Return for employed.
  4. Company ID
  5. ESAV (a statement of all contributions from Pag-IBIG) you can get this at the branch where your company is located.
  6. Birth Certificate
  7. Marriage Certificate if married
  8. Baranggay Certificate (cedula)

Are You Ready To Avail Of A Pag-IBIG Housing Loan?

You found your dream home and you want to get it, problem is you don't have enough money to purchase the property outright. Like I mentioned earlier you can avail of loans either in-house financing, bank financing or through government housing loans financing like Pag-IBIG (if you are from the Philippines and a contributing member for more than 24 months, even if you are outside the country)

If you are thinking of availing for a housing loan at Pag-IBIG here are some important guidelines you should know.

1) The first monthly amortization shall be deducted from the loan takeout proceeds while succeeding monthly amortization payments shall commence on the second month immediately following loan takeout/final release, and shall be paid on the date that coincides with the date of loan takeout/final loan release.

2) A penalty of 0.0005 a day will be charge if pay after the due date.

3) Non-payment of three (3) consecutive monthly amortizations and/or monthly membership contributions and other obligations on the loan shall be a ground for legal action/cancellation/foreclosure of your property subject to your Pag-IBIG loan.

4) If you're an existing member and has paid at least 24 contributions, you must pay the upgraded Pag-IBIG membership contributions/savings upon receipt of the Notice of Loan Aprroval to the following amounts:

  • P 200 Up to P 500,000
  • 250 Over 500,000 - 600,000
  • 300 Over 600,000 - 700,000
  • 350 Over 700,000 - 800,000
  • 400 Over 800,000 - 900,000
  • 450 Over 900,000 - 1,000,000
  • 500 Over 1,000,000 - 1,100,000
  • 550 Over 1,100,000 - 1,200,000
  • 600 Over 1,200,000 - 1,300,000
  • 650 Over 1,300,000 - 1,400,000
  • 700 Over 1,400,000 - 1,500,000
  • 750 Over 1,500,000 - 1,600,000
  • 800 Over 1,600,000 - 1,700,000

Last year started out with my family's desire to sell our parents home to move to another place since we have outgrown the old already. My sister went abroad, my father died, and my brother lives on his own with his family, my daughters school is hours away and so is work. It was indeed the best decision to sell our folks place and get a new one.
